I tried to look up your post you mentioned but you have so many threads here I wasn't sure which you were directing me to.anyway, I am in contact with a surveyor.. but waiting to sign the purchase agreement before I get the ball rolling. this property is in city limits and have been on contact with the planner. the 5 lots are within their parameters, this will have to be on city water and sewer.

This will push people into the market to buy, with this higher demand and after the 7-9 month supply that we already have starting to dwindle down I see prices rising in some markets.

Its not cost effective for him (even if billing by the hour) nor for the client to deal with it because most people just screw it up.I know there are lots of people pushing for self-directed accounts.

Never heard of that but ultimately its their money and their rules so how do you argue.I did try pushing them to seller finance but they wanted 100k down and I just don't want the property that bad to where I have to tie up my cash for the down payment plus the rehab to add the additional units and fix the place up.
