Always consult with your attorney before you rely on the above information.BP did release their lease with a version for PA, but when I questioned I was informed that it did not have the PA Attorney General plain language approval.And in my experience, the PAR Agreement of Sale also expedites the process when attorneys are representing the other side too ;) I have found this to be true whether I was the buyer or seller and the other side had retained an attorney to represent their interests.

So, @Jeff Moore it may be a total of 6%, with 4% to be buyer's agent, and your agent retaining 2%.
