Alternatively you may decide not to address the capex but be prepared to deal with high frequency maintenance requests with duct tape repairs.

Renting out mobile homes can be a great source of cash flow but they’re notorious for being damaged significantly by tenants and tend to need a good bit of repairs before renting out to the next tenant.

I have definitely built equity through forced appreciation and am way ahead on this “investment.”  

The combination of high costs and the after-repair value (ARV) frequently leads me to conclude that buying a new rental property is a better use of capital.

That’ll create higher chances of your project finishing ahead of time and create better alignment with you and your general contractor.

Normal repairs are absolutely NOT covered by insurance.

Though my property management company eventually took care of the eviction proceedings and repaired the property to prepare for a new tenant, I feel they were negligent in their duties.
