We've been looking at properties and placing (rejected) offers all summer, and are finally in contract!

State the price to the seller and leave it to them to except or reject.

I put in a conditional offer of 170k, offer was rejected due to being conditional to financing but the lawyer dealing with the property is willing to work with me to get me what I need to get financing approved and make a unconditional offer.

The Mortgagee has the ability to accept or reject insurance in most cases through the language in the security instrument.  

If the majority of your offers are not rejected, you're offering too much.  

We also tried negotiating a short sale, but the investor rejected the multiple offers we had.  

The neighbor offered the bank $80,000. for the short sale but that was rejected.  

Can I still reject if I don't get a good vibe after meeting or am I looking at a potential law suit?

I usually reject all $ pitches since info is out there (like BP).

Let me tell you its not easy and it takes time but, be focus and you will do great : ) Be ready for rejections and once you master that you will be at the top : )
