Most feel comfortable going the PM route simply because of the fact that everything is taken care of and you're guaranteed to have a person within the locale to take care of situations that may occur; otherwise, there are some tools available to you where you can bring a certain level of automation to that rental management process (ie. automatically syndicating a single listing to 10+ major listing sites, thorough tenant screening with full background checks, digital lease creation, automated online rent collection, and maintenance tracking).

Options that I envisioned in my plan included:1) Fix and Flip2) Be a wholesaler 3) Become an Agent4) Multifamily investing 5) Syndication6) Single family rentalI focused on a "Warren Buffet" approach and decided to buy "out of favor" single family houses, fix them for value creation,  and rent them out to working class tenants.  

It just feels overwhelming and unattainable at certain points along the path of weath creation... but I know you're right.

I've looked at so many properties and finally feel I had found something flexible enough to meet my needs of owner-occupy, short-term AND full-time rent, not overpriced, with potential to force appreciation (mold removal initially, and creation of additional bedroom in owner unit would bring rent/resale up).

The issue I've had is in entity creation and legal rights for funds.My aim is to create a RE company, a holding company, and a PM company.

Sorry if some of my terminology is off - I'm still learning ;)Form a series LLC in a business-friendly state (Delaware, Texas, Nevada, etc) with myself as the sole memberI have seen some controversy surrounding series LLCs, claiming there may be legal uncertainties surrounding them, especially if doing business in a state which does not have laws allowing creation of them.

There's everything from entity creation, transaction facilitation, eviction assistance, RE contract, estate planning, etc?
