Step-increases only prolong the inevitable, and leave tenants thinking you are just trying to nickle and dime them every few months.

This should be a prolonged negotiation. 

What can I write on the lease to prevent the guest’s prolonged stay?

Seems to prolong fan life  better than anything else,,,IF they run all day and night with the light, half or more of time unneeded, they dont last from noon to dinner.Sorry to be so long winded but you only get one chance at doing it right

What ever your answer is/was i agree with the other members waiting would only make things worse or prolong the envitable.

I've spent countless hours on the phones of lenders negotiating loan mods, better terms and prolonging the process to keep lenders from foreclosing. 

I just wasn't sure in the scenario when I run across FSBO I would like to have a contract with me so I wouldn't prolong the deal.

I'd send that letter prior to settlement, I'd give possession prior to closing in the sale contract (where you can give your down payment as earnest money) and prolong closing as reasonable, like 90 days.

As this was my first experience, there were two big mistakes I made that prolonged the process:1) In court, I agreed to give the tenant more time.

With that said, these numbers are probably too thin to generate a consistent/prolonged positive cash flow.
