I actually see this as the worst of all choices as it limits what additional properties you can purchase and keeps you locked into a non-performing asset.I think there is much more risk keeping your money locked in your current house than if you were to redeploy in a MFR or even just dump it in index funds.

I like an index fund where you keep a sell order in place at 5-10% below market value to minimize downsize risk.

I see many great looking deals on Roofstock, but it seems as if their properties are overpriced and their "4 star neighborhoods" are ones that I'm told are not good at all, neighborhoodscout says it's number 2 on the crime index out of 100 (1 being the worst), areavibes gave it an F rating on crime, employment, schools, and housing.

As a newly minted realtor I am leaning toward using cash out refinances to take 50% equity positions out of a few of my rentals to buy more properties and leave my nearly 1 mil cash reserves on hand for other opportunities; index funds, huge dips in the real estate market (which I am not expecting based on my research) at least not any time soon.
