Real estate is, generally, a pretty efficient market, so you can generally assume that if a syndicator is presenting a deal with a 25% projected return, they are doing something in the deal, that makes it higher risk than the group with a similar deal projecting 15%.  

Obviously you need to take into account tenant landlord laws, if you are investing in Middle America it seems to me that there are many opportunities for double digit cash on cash returns.

I would look into the midwest where cashfow and appreciation are both present.

But there is a lot of missing info that makes it hard to even begin.As other's noted, it could be any number of things, some more common than others.It might not even be bathroom related, i.e. a roof leak that is showing itself in a bathroom (but presumably this would be present when raining and shortly thereafter).Toilet, could be wax ring or the O ring that connects tank to bowl.

We do have a servicer.I finally had a conversation with my JV and said just foreclose since the borrower would not return calls, emails, any form of contact.Borrower did response when a DIL was presented (oddly enough) and agreed to a DIL but has yet to sign the papers.

This includes a thank you for booking, confirms their dates and check in times, gives the address to the nearest grocery store, provides a link to our digital guidebook and lets them know all check in info would be sent three days prior to arrival.2.
