hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!

The PM has a good reason to place a quality renter.

In your new hole, supplant with a high quality mulch soil mix.

She claimed "air quality" and "water quality" problems among her chief concerns.

CAN they actually price, start and complete a remodel thru to finished presentable and sellable quality?.

Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term. 

If an operator is not responding to you adequately - in timing or quality - prior to you wiring them $50,000, you have to ask yourself how will they respond after they already have your money? 

If they treat you poorly in the sales process, they will treat you poorly when your locked in a 1 year contract.

The big thing is to get started with a good, quality property.
