The day labor guys are cheap because they don't have the overhead a legit business owner does.Hiring day labor is what a lot of "us" do - I'm guilty of it too.But what a lot of investors don't understand is that day laborers are YOUR employees according to most states* (this is not legal advice seek an attorney for advice on your state).

Sure.... but I'd just go take care of it rather than call my landlord...not worth the effort.....If you can honestly look yourself in the mirror and say "all these things were properly working and in order prior to move in", then you have nothing to feel guilty about.....stuff happens and sometimes you have a bad run of repairs in a short time...it happens.

I'm not sure where you are getting any of your numbers, on either option, for equity, flip profit, cash flow, etc...since none of the numbers you've given so far that would be used to calculate the questioned numbers...don't add up or make any sense.Also, if you're definition of maxing out profit is "greedy", and you feel guilty about it, why are you in REI?
