Yes the city of Kansas City in its infinite wisdom required trees to be planted or usually planted them - they got a great deal on trees that grow big, and do it fast and has heaving and cracking driveways and sidewalks all over the city and most of them drop spiny balls all over the place that cause other problems.You should be able to get a tree removed for way less than $10k.You could also epoxy inject and seal if its just cracks, but if it is uneven you might need to do something else.

Good owners, you won't have any damage, but bad owners.. well if you ignore a dogs emotional or physical needs, your property will suffer, so just make sure you're aware of it.   

Reporting is the key to making sure you don't end up in a situation where you suffer substantial losses.  

IE there is no customer service department.. title plants are not on line and just a click away like they are on the west coast... etc etc.would help if you actually described what it is you want them to do for you that you consider investor friendly.Boy traffic in AM CAN sure has gotten horrendous..

I've owned 4-plexes in other cities in the past and they were A class properties and suffered none of the problems I will describe below.

The other challenge, in my experience, is that a lot of the properties are ~80-100 years old and are suffering from deferred maintenance.

This would mean digging a hole in the right place and planting the existing mailbox at the correct position.

Fall is also a good time to plant a tree.
