I have so much knowledge on start to finish process for obtaining non performing real estate and making them quality spaces for people to live in as I habe done in 4 properties over the last 10 yrs.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

This will help you get an accurate idea of how much you can expect to pay for a 12-month rental or if you plan on making it an Short Term Rental (STR).

Values in Commercial are a RESULT of the factors that formulate it's financial performance. 

By doing so, you'll be able to use accurate assumptions when underwriting deals with strong levels of confidence!

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

But if set up correctly, they can be more consistent performers over time and have more predictable cash flow.
