In my (newbie) opinion I would say buy it.

I'm not trying to be mean, just giving my opinion that you likely don't have an argument here.  

With house hacking, there is a simple rule in my opinion: The more uncomfortable you're willing to live, the better the numbers can work, the more comfortable you need to live, the less the numbers will work. 

My opinion is they are not treated RE in a business manner, because most business growth is built on some sort of leverage.

The marketing isnt that important in my opinion but the professional photo/ video is a huge game changer and I dont believe that someone is going to make much profit at .5% on the listing side.

@George JanIn my opinion, there isn't as much regulatory compliance or liability with something like a municipal bond.

Some flippers use the same finishes on each project, however, the best way (in my opinion) is to flip with the comps. 

I suspect the builder has crappy credit and can't get approved on their own.Also, as a former banker myself, local banks aren't generally interested in financing new construction on this size of project or a builder that doesn't have extensive experience in these type of builds, in my opinion. 

Just my humble opinion, but I would stop all the co-hosting/arbitrage stuff and just focus 100% on getting yourself to buy a property....any good property.
