I can’t tell from your post if you lived in the property during renovations, if this is your 1st flip, if you rented it, or your intent at purchase and these are important details that have significant tax implications....

They came across too pushy and didn’t get enough detail and when you’re new to something and about to put an abundant amount of money somewhere, you want to feel safe and like you have all the information and I just didn’t with his team.

Really hard to keep all the details straight since there have been so many laws passed down from the state in recent years.  

However a more experienced person might now better all the details

Proximity is a plus for managing the property, but make sure to run detailed numbers to confirm the cash flow and long-term potential align with your expectations.
