It can also include getting Lexus Nexus reports or equivalent.  

So the big question would be where is the nexus of MF properties now with your available equity and where do you project it to be in three years. 

This one requires prospective tenants to put down a small security deposit ( I think $25 or $50) and then they can make a 30 minute appointment to view the house at any available time slot.

Lexis Nexus is one source but reading state statutes can be tough going.

Now the problem with online bidding is similar to gambling slot machines; there is an algorithm that balances the win/lose ratio (or so we think). 

The ones that don't pay online will either put cash in the bank or drop a check in the slot for my onsite guy to deposit with the laundry coin and his rent.I'm going to look into apts.com and see if that may be a better solution.

It takes slot of ambition to learn a trade but you can do it.
