I wanted to ask some more experienced landlords -- What can I do (as cost effectively as possible) to help make the exterior of the building look more inviting and modern without overspending?

Material breach is not an exact science in caselaw, but I recommend you practice a general maintenance 3 strikes you are out policy.  

Investment Info:Single-family residence fix & flip investment. 2600sqft 3 story brick home. 4 bedrooms, 2 bathrooms, huge yard with 2 car detached garage.Turned into a 3 bedroom, 3.5 bathroom amazing refinished woodwork house with a touch of modern finishes to bring the old and new together.

In my market, people don't really care about a modern bathroom (rather low rents).I typically only touch-up bathrooms (paint, new fixtures or toilet if needed - and by needed I mean if the fixture or toilet is wasting water). 

Purchase price: $325,000 Cash invested: $640,000 Sale price: $1,285,000 Developed New Modern Ground up Construction in Siverlake area of Los Angeles.

I would demo it and not replace or demo all stone and put in a modern electric unit.

Those questions and conjecture are fun but hardly science - and they apply to any property you own so you've got to ask the same questions on your replacement. 

Depending on your market a flip at that price point may not sell unless it is completely decked out and modernized.
