I'm emailing you this and I'm posting it in the forums to call you out on this misconception and factually incorrect blog you wrote.Of course, I'll wait to see if any BP folks think I'm mistaken.My annual return from stock investing is over 16% since 2005.

A few common misconceptions:1) Run the numbers for a house hack assuming you are not living in the property to see if it cashflows 2) Even if you have to come out of pocket a little bit per month while you live there, it is still probably a good deal.

I think a misconception here is that ADUs, as it relates to rent rates only, are different that other units.

I find that there is a misconception with investors that they don't need to do anything - that the PM is "on it." 

The biggest misconception is that they are cheap to build because the square footage is so low.  

Most states and municipalities have specific notice requirements for lease terminations, non-renewals (neither of which is considered an eviction, another common misconception), and rent increases.

@Andrew Cruickshank you're correct about the inventory in Morris County, there aren't many multi families on the market and getting approved with VA/FHA loans out there can be a challenge due to many common misconceptions about borrowers for both products.

There is a misconception that this is a cheap entry into property acquisition - where it actually can be quite complicated in Florida.

I just thought I'd throw my 2 cents on this thread in order to try and dispel that misconception.
