I've never gone through the zoning change process that you mention although I've heard it can be very profitable.  

@Federico Dallo you mentioning vacation-type locations leads me to guess that you may want to use the property yourself occassionlly?

The GRID meetup in Edwardsville (also mentioned above by Rich Groves) is new but I understand it's drawing lots of folks.
