I wish I knew, but we're talking about prepayments prior to a reservation.Previously, I just let the OTAs set their default (Airbnb 100% & VRBO 50/50), but now that I'm paying more attention to it through Lodgify, I'm going to do a 50/50 split and see if that helps increase bookings.

Looking back this is definitely something I wish we paid closer attention to.

It depends on your “ideal tenant” and strategy once you PCS.Would you be looking to rent to single officers going through training, military families with children, medical corps personnel TDY to Ft Sam Houston for several months, maybe even an AirBnB near Lackland, etc.?

A 5.75% streamline today seems like something to grab your attention but you would soon realize that's not the rate they would be offering as they say "no-cost rate changes".  

I think these are the things that are more worth your attention than surveying HOAs.In this example, the $20k property may become worth $40k, but not until the other similarly priced and encumbered properties rise to around there or it's one of only a few undeveloped properties left.
