The background check I have doesn't include hidden personality traits that are hard to detect that can cause time and money to deal with.  

  :)  You can post deals and other things in the marketplace, which is pretty valuable.

So, figure out ahead of time how they can pay their rent, as you don't want them to give you a lot of cash, as that could be dangerous to you, if some bad people detect a pattern of you carrying a lot of cash. 

Their flat rate monthly service covers all materials and labor, wear and tear, tenant turnovers, repairs and replacement, preventative and comprehensive maintenance and home improvements,  Unlike home warranties, they don't charge any deductibles for repairs.Maintenance requests are reported by the tenant using their mobile video app or detected by IoT sensors from connected devices, and sent to the landlord or property manager for approval.

Facebook Marketplace is even worse it seems...I swear many of them are just trolls trying to see if you’ll violate fair housing laws so just be careful in your wording in responses and be consistent.

I have been reading books on REI and listening to Bigger Pockets webinars, forum and the Marketplace for the past year.

They aren’t a turnkey company but more of an online market place that facilities turnkey transactions .
