I've never worked with them so don't really know.Even many of the non-deposit lenders actually have their funds sourced at fixed rate with large institutions, such as REITs, and the Notes are repackaged and sold off.

We have one rental property now in our home state (Colorado).... and our purchase in Ohio will be with a conventional loan.So it's sounding like we will do this purchase without an LLC formation... it doesn't make sense right now.As we build a portfolio, it may make more sense to do so, but it's sounding like -- from advice here -- it may not be necessary (or be of much use tax-wise).Thank you!

I just think it's wise to survey the opportunities in your area for both and find the best deal vs. upkeep meaning don't try to also do value add on a large scale.

If you are looking for loans on real estate or a business lenders don’t necessarily care about the credit history of the LLC - they care about the performance of the asset and your creditworthiness since you will most likely have to sign personally.I have established multiple LLCs just days before closing on large loans for different assets, those particular entities barely existed and the banks did not care.If you are talking about pulling a business line of credit (like a HELOC, but against your business equity) then the banks like to see some history of revenue.
