PS I like Iowa just started there myself in 24 providing capital to local flippers and landlords .. doing what I preach lending money .. although I did buy a storage unit. 

Estates, probate, REO and burnt-out landlords have been very profitable for me. 

The other is calling past landlords for references which I don’t think AI is ready for because I have had so many fake past landlords that I am able to sniff out in a conversation. 

Again, seems like another major problem for landlords. 

So first thing, when ever I have someone displaced coming using FEMA money to pay, I'll be doing a full background into where they were living before and contacting their previous landlords.

The way that things like this are typically handled is that if a lawsuit were to happen, since both people have been behaving under the assumption of a lease (the landlord renting their space and the tenant paying rent), they would probably treat it as if there was a standard month to month lease agreement.  

Nathan keep in mind not everyone is a landlord most litigation in RE is between partners and investors suing GPs etc etc.

Defintely lean on those who’ve gone through it before.. it’ll help you dodge those pricy early missteps.When I looked into places like Omaha, Austin, or even San Antonio or Phoenix, I noticed a certain rhythm... and Invsetors I know actually learned a lot just by sitting down with some local landlords over a cup of coffee and hearing stories.
