After your costs to obtain, your proforma would deal with the regular operating income/outflow... inclusive of taxes/insurance/maintenence/management/vacancy, etc...Like I said...Just my two cents...But I hope this helps...

It looks to me - and my opinion isn’t all inclusive here - that the amount of cash you have to put in to a deal, coupled with the risk of assuming a large mortgage, and potential exit profit being so small relative to the risk - I think there may be better deals out there?

Reworking all of the associated rough plumbing and the follow up work inclusive of the finish work would be a tremendous cost in many situations. 

Finally, aside from the cost of the lot, is the cost all-inclusive with the builder (i.e.

I lived in the master and rented out the two other bedrooms successfully at $550 a piece (rent was inclusive of utilities).
