After your costs to obtain, your proforma would deal with the regular operating income/outflow... inclusive of taxes/insurance/maintenence/management/vacancy, etc...Like I said...Just my two cents...But I hope this helps...

It looks to me - and my opinion isn’t all inclusive here - that the amount of cash you have to put in to a deal, coupled with the risk of assuming a large mortgage, and potential exit profit being so small relative to the risk - I think there may be better deals out there?
