It's icing on the cake if it happens

Andrew Lapham Others have chimed in by my thought would be that if the property pencils now and rezoning is icing-on-the-cake, go for it.

Well driving around I was able to find many properties with the sidewalks still with ice and show.

I researched numbers of previous years and there seems to be a spike around this time before more houses come on the market and things settle down.The icing on the cake was that there was very little in our price range in a 2 mile radius when we came on the market.

When not studying for the CPA exam, I play hockey and scour Zillow and build financial models for what I hope to be my first investment property.As my career progresses, I hope to continue to grow towards small business tax planning, consulting and compilation while investing in horizontal income streams.Please reach out to me with any technical excel questions or tax scenarios!

That's icing on the cake.

However, I would never have one with an automatic ice maker in it - that's the first thing to break. 

Are you counting exterior maintenance: lawn/landscaping, snow/ice removal, etc?

Actually finding something on the list would just be the icing.
