I'm not sure Bob has ever said the year he got started or the prices he paid for his first properties, but based on 40 years of investing, I would say he has been at it a while and bought at prices that would make newer investors' eyes pop out and drool from the corner of their mouths.  

I really didn't hear anything that's good about having a realtor license...but if you want it just to let people know you are a realtor..then go for it...I mean every time I speak to someone new the very first  thing that comes out their mouth..is that I am a realtor...that sound so robotic lol...

Go to REI meet ups, speak with local realtors, word of mouth works well.

Anyhow, I do agree with Bob's message in concept - the problem with 50% rule is not merely that it is garbage, which, as Will said, it is, but that it is useless in giving us any information we need to have if our objective is IRR underwriting.Ben, you are putting words in my mouth, that is not what I was implying at all.

We can;t even find another house in this area that we want to buy or can buy.I think next year we will be happier with this property

No lease breaking document was ever signed just word of mouth saying it was rented.

Do good work at a fair ( not cheap) price and word of mouth will spread .  

You should definitely have your title company, lender, escrow company, construction company, as much as you possibly can in place before getting a house under contract.I hope I provided you some help.....Don't want to stick my foot in my mouth because again....laws vary by state.

I just joined this site over the weekend as a result from a friend's "word of mouth".I have been in the business over 15 years, and always interested in checking out sites that people find credible.So far, I am pretty impressed by BP.
