I think the 2 biggest hurdles are finding the right team to do the work, given you won't be there to monitor it 1st hand.

The report is as good as the answers you provide to their questions.The risk is that you answer a question incorrectly which generates an incorrect report.I would have a discussion with your CPA to determine what the land basis is(required to start the cost segregation).I would also have your home inspection / appraisal on hand to answer the questions more thoroughly. 

Giving them a financial hand to leave could be to your benefit, but I would keep that in my back pocket until its necessary. 7.

On the other hand, if you're working with a lower budget and cash flow is your priority, say under $180k, Cleveland is the place to look.

One of the REPS cases (I forget which off hand) they were basically like...petitioner states they spent 8 hours on X date supervising painters at the property and we find it highly unlikely that anyone would sit and watch paint dry for 8 hours. 

I see it that your first decision is; to scale (grow), to coast (doesn't sound of interest or else you wouldn't be asking these questions, right), to exit (cash-out) or to transfer. 

Completing AP requires the other party to file a suit in court during which the judge determines that the case has merits, and ultimately transfers the property to the filer.

Turnkey might be a good starting point since it requires less hands-on work, though you'll typically pay market prices.
