The other one suddenly turned into a slob, and made a very poor impression on the first person that came to see it - despite the condo being an end unit, waterview, granite and stainless appliances, etc .We decided not to show it again until the tenant is out.

Looks great ($1500)- tile bathrooms ($800)- resurface kitchen cabinets if need be (0-$1500)- put simply safe alarm system ($300)- sometimes I even spend an extra $2000 to put granite countertop...

Have you used Quartz (it's now more popular than granite) If you used quartz and it had seams, were they very noticeable?

My example is this one.List price is say $95,000 with comps would be $145,000and after reading the property report and looking at all the pics ( no I havent done my own yet , but i would befor i bid ) To do a complete Update, no granite, but but nice and eqeal or better than those in the area would be $10,000, most likley less. one thing i didnt like was There is one layer of asphalt shingles over one layer of wood shake shingles,, with that said , the roof still looks good.One reason I like THIS house is its only a few miles from my house and I would be doing most all the work, and the numbers do look good to me!

They are houses that are too good to be rentals, so they will be the ones to get the tenants.Already, tenants making $1200 a month think they deserve a 2500 square foot house with granite countertops and a 3 car garage.I've got some nice houses and the best tenants are passing mine by, because they can rent a McMansion for $200 a month more.I've had 1 tenant move out because he could get a better house for not much more money.It's looking like I am going to have to reduce rents back to last years prices.

The house could use some small cosmetic touch up, like paint in the upstairs rooms, but the kitchen is nice, granite countertops, nice appliances, the washer and dryer isn't new but that didn't seem to be a problem when others have come to rent the rooms.I wouldn't mind making this a rental for me, while I focus on getting a condo for my family.
