As I start to gather my thoughts on next steps, one that came to mind is my due diligence questions. 

I understand nobody has a crystal ball, but any feedback would be greatly appreciated.

While you will likely discover some good ones, in my experience you will find people more invested in marketing and gathering fees from your investment then mastering real estate operations.

He is open in his training about risks and teaching realities of real estate. he is not fluff in his comments nor critical feedback. he breaks the training down for newer investors so it makes sense and constantly is sharing what is required to help protect yourself 3) the community he has built =instant lead generation for people to work together to get deals closed!.

I appreciate any feedback from investors/landlords who have actually experienced this about how they handled it.

When I finally got feedback from the appraiser, it turns out they walked the property and decided it's not a fourplex, rather the "highest and best use" is a duplex and two townhouses.
