@Abby H.Shifting from house hacking to small multifamily is a great way to scale, and securing a JV partner is all about networking, credibility, and structuring a win-win deal.

I'm interested in investing in multi unit properties and potentially get into house hacking.

The neat thing with TDR is that, after you've sold off the residential development rights, you still own the land and get to use it in all the same ways as before, except that you can no longer build houses on it.

Hello @Fulati,With that budget, I would look for houses in East Memphis, Cordova, or Bartlett.

Section 8 may seem like a home run but I've seen houses destroyed in a years time, I would steer clear.
