Unfortunately, it often feels like too many realtors out there forgot what it means to be a realtor - on your toes, in depth in your local market, making, updating and perfecting sellers and buyers lists, etc etc.

i'm taking the class at a local community college. so i'm hoping that text book would be more in depth.

Do some searching and I am sure you will find an in depth discussion of it.

As an investor do you HAVE to have this in depth knowledge of the asset class?

Additionally, there are some pretty in-depth threads here on the matter across a spectrum of topics in many of the forums if you look.
