Often times the transaction between the DST and the REIT involve a significantly lower commission for the brokers.

For the deal I have lined up, I'm going through an informal broker deal, but I'll definitely take into consideration these things when analyzing that deal as well.

Not seeing them nor their Investment affiliates on Broker Check either.  

The contract states “listing broker compensation shall be paid if property is sold, exchanged, conveyed within 30 days after the expiration of the listing agreement or termination of this agreement etc etc etc etc”- our listing agreement was set to expire on November 30, 2024 but we terminated it early- does this mean he will be owed commission if one of the buyers ends up buying my house on say January 1?

If anyone knows good insurance brokers, that would be great.  

Just find a local mortgage broker(or more) and an agent familiar with VA (should not be hard to find around your station).

I would reach out to a conventional lender/broker to see, I just do DSCR and hard money so my requirements are very different.
