If things work out with this 2nd company, and I have one operating rental in place of two empty lots in North Port, I'll be happy(ish). ya I built 3 up in the Ocala area took way longer but they got done and we did make a very small profit on them but I count that as being very fortunate.

Experience - We've been building for 10+ years in this market and have successfully built and sold 200+ SFHs4. 

I'd recommend holding off until you've built up more funds.

The foundation of this comes from the loan- your knowledge of the loan.

ON my latest subdivision I built we have a 15 foot right of way for the major sewer line on one lot and we let the owners know that they may want to do just light landscaping or just bark dust it/ or out east I guess its pine straw. 

Some HOA's are super strict (especially in neighborhoods built in 2010 and newer) and some have zero regulations.

Split the lot into two lots and built a large 6 bedroom 5 bathroom house on one of the lots.

My first divorce we worked it out amicably and in my current marriage we do not have one and would not engage in one as we built what we built together.
