@Jinhee HannThere is a little confusion on what you wrote in the first post.Cost segregation is used as a way to accelerate depreciable items of the home that you purchased.Without a cost segregation, allocation is normally done to Building and Land.A cost segregation attempts to find assets with a faster asset life(floating floors, land improvements, appliances, etc)These assets may be eligible for bonus depreciation and first year write off.Improvements made after the purchase don't apply to a cost segregation.Best of luck

Hi all, I am wondering what your experiences have been regarding a float-down option or having lender match current rates on mortgages after locking in a rate.In my current experience, I have a rate locked in at 3.625% and now that rates have fallen to 3.5%, my lender (credit union) says that they do not have a float down option and that they cannot lower my rate in any scenario.

We also target not undergrads/students as most of the attention in those markets is towards students.We've found that the market rate rents float higher in college markets compared to non college towns because of the upward rents of student housing that are charging by the bed vs by the unit.
