I can't say I've kept up with things the last few years, but I sadly found I was fighting a losing battle and ended up caving and giving up my license. 

@Craig Anderson RaymondAs jd mentioned the answer is no.You should have used a licensed servicer to handle this as if you foreclose and they get an attorney to fight you good luck as they can argue many thingsBut to answer the question if someone is behind then no it does not go to current paymentUsing monthly payments as easier exampleIf they are six months behind they would be do November 1, 2023.

It's a scarcity play, I am a bit amused when I hear people still fight this argument.

one BIG problem that we've seen from one HML to another HML is that during bankruptcy proceeding , some of the HML guy can perform the job by chasing all entity involved, while some other fund just give up and write-off the loan, so it's more complicated.For each fund, best thing is to consult previous LP investor that has already invested in the fund, and they expert enough to understand the situation and the actual capability of the HML guy.lot of HML aso these days , got trouble due to mass redemption from investor.

Although I'm not sure if localities will fight it or not abide... 

I know NJ is tough on landlord laws but looks like in this case we may have actually some grounds to fight it.

I have always found the best PM companies are good communicators (both with the owner as well as tenants) & have good bookkeeping capabilities. 

Is the property in a growing area with renters fighting to live there?
