You are most likely going to have the best luck of finding a good seller financing deal by searching out motivated sellers yourself, building rapport and then explaining seller financing.

However, you will have to explain it to underwriting and they will likely have to be on deed/title which could result in the note being called due.  

@Saleh Riazi - this might explain what you're running into with back paying taxes for the last couple of years after the property was reassessed. 

Explaining the situation and offering to settle for a lower amount might be effective.
