DO NOT let your emotions do anything but drive your desire. 

Rarity is the amount of emotion that people get when they see your post.Inimitable means your post is hard to recreate.

You need to take emotion out of the equation.

Many criticise me for my hard nosed zero emotion approach to our business.

They will push harder as the rates go up, because they will need more customers.Stock market has been on an emotional roller coaster, but the fundamentals are pretty good.

It not only helps save time, money and the boring drive - even though I'd listen to tons of podcasts on the way ;-) - but it also focusses you on the very important phase of analysis and not getting emotionally attached when looking for an investement property.

It becomes emotionally very hard (I am serious) to deal with all these crazy buyers/agents who fight for every 5k on the selling price.

You are not going to be able to control the other side; so, you will need to be able to control your own emotions.  

And with a multifamily, your value will be tied to the returns and not so much the emotions/economics of the homebuyer market. 

Not only is it a mental and emotional victory, but it increases your cash flow.
