My wife and I are very fiscally conservative by nature so our nest egg is more than strong enough to cover an extended shortfall, but I agree that balancing the risk via our leverage is a good strategy. 

Why on earth would you sell a golden goose when it’s laying gold eggs for you in the forms of appreciation and rental income ?

I manage 5 vacation rentals remotely using my cell phone and it takes about 5 minutes per day.

It's an alarm that has a siren for 5 minutes, and notifies the sheriff office, and my cell phone. 

From what I gather you would put more of your eggs in the Tipp City basket than Troy.  

Also when you post the notice, make sure you take a picture with your cell phone.

Hopefully it’s something innocuous like that - it’s sort of silly for him to pay for a dedicated internet connection or cell connection just for a camera or thermostat.

My thought is that I have been very friendly with my tenants in the past, and they all had my personal cell number.
