However if you're speaking of how you will be protected from each other in a deal...have your real estate attorney explain to you what steps you'll need to take and who will get what incase of a dispute.

*******But this is the kicker, and i need some real advice on this:apparently there was a revision to the association bylaws and they no longer let any owners rent out their units if they purchased on 6/2005 or later. everyone else before that date is grandfathered in so they can continue renting.NOBODY told me about this. not my relator, or my attorney. i even asked my realtor about rents in the beginning because i wanted to make sure it wasn't a co-op and the seller's attorney said renting is fine.so you can expect how shocked i am when i went into the office today to receive my new homeowner's welcome kit and she mentioned the new resolution to disallow any renting of units. she said my realtor and/or my attorney should have made me aware of this.i feel like i got majorly screwed. what am i going to do with a 2BR/2BA living by myself?

Just some comments to flipper 101 as to that land contract transaction that went south.Well it does not surprise me since anybody can bind the other and to split the legal title with the seller and equitable title going to the vendee or buyer can lead to diasterous results on the title on the property if the buyer claims an equitable interest which he has..and getting a tenant out if he defaults can proves to be a nightmare and how he binded you by encumbering the property is unbelievable.If you suggest using an outside entity such as a trustee why not just use a land trust and get all the benefits of using that enitity and thus by the trustee holding bot the legal and equitable title called the doctrine of equitable conversion now you have a situation where not other party can take advantage of one another and you would all vote to your designated trustee on any and all affairs of the trust property due to it being a beneficiary directed trust so you must ALL be in agreement, sure avoids litigation and disputes and no one can circumvent you on your investment.I know that feeling of getting burned which is why I use land trusts in my investing since all parties are equally protected in any given transaction.We all made our mistakes in this business..that is for sure..

I think I put this in the wrong spot, but I was trying to respond to somebody's request for input.I signed up 2 months ago and was a complete nightmare.First, they disputed items I already had removed a year ago which alerted the old creditors to my whereabouts and the debts are now back on.
