I'm currently exploring opportunities in the Honolulu market and looking to use my VA renovation loan to purchase a 3-4 bedroom home, renovate it, and rent out the extra rooms as part of a co-living/house-hacking strategy.

So many strategies available to you to start out with, a big part of it depends on if you are looking to be hands on or continuing to pursue other opportunities at the same time. 

I’m in Ohio, so I can purchase a property with $40k cash out, invest $10k in repairs, and rent for a couple hundred above the monthly operating costs.

Before moving out, test different strategies, automate management (smart locks, cameras, cleaning services), and decide whether to self-manage or hire a property manager.
