I am looking to connect with more experienced realtors to figure out what I should expect and what specialties there are within the Realtor/Broker career path.  

I know it's difficult to find a house hack that cash flows right away in today's market, but if 60-70% of my living costs could be covered, that'd be great.

One thing you want to avoid is making the asset to unique that it is difficult for an appraiser to comp out. 

It's very difficult to find "a deal."

That is difficult to answer because even within neighborhoods, there are B,C, and D pockets.

So much so that it would be difficult to make even a dent in the need by opening thousands of homes.When done right, these are high cash flowing homes.

It happens rarely enough that I haven’t taken the next step: to figure out how to let approved applicants tour apartments unsupervised.That would be pretty difficult and probably expose you to the risk of getting sued for discrimination.
