In fact if you are in a better area in the SW i think you could raise rents again.You could put an end to the debate whether  Vegas is a buy now for single rentals. 

Or rather, interest not allocated to a specific property.Further, I think it is debatable whether the interest during the flipping process must be capitalized, as @Ashish Acharya stated.

We are debating between renting this home or selling to get into another deal, comparable homes in the area are selling for $120-130k leading us to believe we can profit about 50-60k, but we think we could rent for around 950 a month, netting about $250 of cashflow after expenses if we decided not to sell.

Debated taking the risk of making some improvements while I'm in it....flooring, paint, etc. and trying to house hack it, but didn't think the margin was there.  

At 0200 AM in the morning, when I have to be at work at 0800 AM; I was watching the tax bill debate live for a whole week straight prior to it being passed.If you want it that bad, you have to earn it.

Team,I'm looking at properties in Metro-Detroit and am debating on buying a foreclosed home to rehab or looking in nicer areas for more turnkey properties.

I was thinking around $3 - 4K should be enough to knock out the rest of the rehab I'm debating on whether I should just save that amount use my personal funds because it isn't that much that is needed

I am not going to debate the SFR vs multi-family, but I prefer to have tenants in place when I purchase.
