Even after being told multiple times her account would be turned over to a lien service and giving her a hard deadline and letting her know that they would tack on hundreds of dollars in fees, she refused to pay.

One of the biggest things for me was having an approval letter in hand for when I was putting in offers on properties - this definitely saved me time since deadlines for offers were quick turn arounds in this market.
