I run numbers daily and rarely do I find something that will cash flow nicely.

A lot of the food/bar scene is centralized in downtown Denver, so it's not ideal. 

From that I was able to find a great realtor and a duo general contracting team that has been very reliable- chatting with them almost daily and doing a video walk through once a week. 

Owner needs to pick them up in his truck every day, pray that there are no parts to return needed and unavailable, watch for the health and safety of every grain of sand, serve food, motivate, problem solve and never cry.  

However, when an LLC owns the property, it will not be in your personal name, which can result in higher interest rates on financing.This is just food for thought to give you a full 360-degree perspective on the topic.

That's a long ways out but it's food for thought. 

Winters can be tough so we use airDNA to get a sense of the Average Daily rate and occupancy for the year.

In a recession the STR market will be the first to get hit and your proposal doesn't have an exit strategy as the value of the property along with daily rates would decrease substantially. 

So far, I’ve been learning via reading and listening to podcasts daily for the past few months along with saving majority of my income from work to go towards my first future down payment.
