For DSCR (Debt Service Coverage Ratio) you qualify based on if the property will cash flow or not (Does the rental amount cover the mortgage payment at least 1:1).

Not to deter you from getting an LLC, but I would look into getting a Umbrella Policy for your AZ home and get an amount of coverage that you feel is necessary.
