@Lyle Cooper, Much depends on your adjusted cost basis in the property (your original cost plus capitalized improvements minus depreciation).

I asked the broker I am working with to find out more about the property and he was told the Seller's agent is not willing to work with him as a buyer's broker.My broker told me that if the seller's agent refuses to cooperate the seller's agent will keep the entire 6% commission and I would have to pay my broker 3% directly.I would feel much more comfortable doing a deal of this size with the assistance of a broker representing me.

there are some positives, but many negatives to them, you should get a ratified deed up front, be aware that the lender could call the loan, be sure the seller will fully cooperate when it is time to formally transfer, seller could circumvent you at the wrong time, borrow against the potential equity or just say "forget it, i have a cash buyer"!.

If you walked away from a a high level position at a RE Private Equity shop or REIT and went out on your own, assuming the market cooperated and kept valuations reasonable, 5-10 yrs seems reasonable.
