We get in the weeds of real estate and overcomplicate it sometimes; it ultimately comes down to the "Would it be cool to live here?"

A house hack doesn't have to cash flow, it's cool if it does, but the goal of a house hack is to SAVE money on your living expenses, not necessarily be cash flow positive. 

We acclimated the flooring, but I suspect the existing tenant may keep the house at some very different temps (when she travels I suspect it's quite cool in the winter just warm enough to keep pipes form freezing, and very hot in the summer).  

No recent appraisal but fair valuation in very in demand community.Well that's pretty cool!

This is very cool, but I'm only getting 119 homes or so for the past 2 years in downtown and midtown Detroit.

I have smart roku tvs in some rooms, and just added roku devices in others, and the remotes always end up in the wrong rooms and I spend 20 minutes just figuring out what goes where (I'm going to cure that next time I'm there with my handy-dandy "take the battery cover off and put a sticker in there with the location written on it" filing system that I use for the hard TV remotes).Here's a tip I don't know if anyone else uses: on the TVs that I have Roku devices on, and use that Roku remote to operate the TV, I put a piece of velcro on the back of the TV and a piece on the back of the original TV remote, then I stick the TV remote to the back of the TV (in a spot that's not obvious unless you are looking).

If it's get exposure to other forms of income or hard assets or location, then cool.

I think it is super cool, but I do not see it becoming as main stream as wood framed construction in the next 5-10 years.
