For cigarette smoke, I would take a "before" pic of the wall as left by the tenant, then an "after" pic after a single swipe of a cleaning cloth on the same wall to show the contrast in color due to soot accumulation.

All white with a contrasting color on top and nice floors would look top-notch on a budget I think.One thing to be careful of, though, is you may end up damaging the wall tile when demo-ing the floor tile that rests under it.

A good contrast to understand why can be seen if we take a second lien which includes a default rate or a rate of interest charged on advances made when in default.

I have talked to several people getting over 2% rents that own ranging from 30 to 100 units in the area.Lower end high rent homes are more for the cash flow, they may not appreciate but the cash flow is great and should be considered in the long term and contrasted with your goals.
