I have been contemplating moving my properties to an LLC and toying with the same question, thank you for posting this Graham and really good insight Nathan!

It wasn't my preferred use of the latter half of my day, and I'm still contemplating what the final invoice will be.I can't imagine what would occur if I were unavailable or out of town. 

This is what I'm contemplating, is approaching the listing agents directly.

Also contemplating going with traditional lending on the purchase of the STR property, but would like the benefit of being able to be a cash buyer if we were to acquire a killer off-market deal (of course hoping to in this current market). 

Hi Justin,  If the properties you are contemplating selling have been held by you as an investor for productive us then yes there is a specialized form of 1031 exchange could be structured that may work for you.  

As soon as the market starting improving, they were the first to act because they KNOW the market.It is not easy to do a sales job (trust me, I have difficulty with it everyday) but I personally think you have a natural talent for it.Justin, I did all of hours for a broker's license and really should complete the licensing... perhaps we contemplate doing a brokerage together? 

I'm contemplating now rearranging the floor plan  and opening up the rooms...
