I am a little shell shock from 1980s and older since things just break like my old 96' Honda Accord.Track Record & Past Performance:Evaluate the operator's past deals using third-party reports (e.g., CoStar, Yardi) - these cost 10-20k a year and again this is not in scope or access of LPs.Verify past performance metrics (walk past assets and secret shop their staff at assets) rather than relying solely on marketing materials.Visit comparable properties physically to validate rent assumptions.

The party seems to have been over about 2-3 years ago now.Might try outside of Dallas now to one of the cities that might be more friendly and accommodating.

You can structure the split based on the amount of capital and risk each party is taking.

No loud music, parties or anything of that kind.The house was built in 1908 and not soundproof.She said she's talked to them directly and hopes that will solve the problem, but she starts school next week and is worried about her sleep.I haven't approached the downstairs tenants yet.There is a noise clause in our House Rules, which mentions "quiet hours between 10pm and 6am", which everyone has signed.I don't want to take sides or get in the middle of this issue, but I also don't want to risk losing good tenants (on either side of the argument).Any advice would be welcome and appreciated - thanks so much!

As long as both parties know the risk it's up to them to act accordingly.
