In my opinion, since the tax code is open to interpretation, I interpret as much of my costs as repairs unless something obviously falls into the definition of asset.

I have been looking into what kind of lending options I would be eligible for on properties for BRRRR or flips.

If I'm even able to find a buyer, I will more than likely lose every penny I put into it and probably have to pay.

If you're both in and this is your best option, go for it.On the other hand, looking into multifamily buy & hold properties could yield similar results with less hassle.
